BLACK EAGLE RESIDENTIAL HOUSE BY PERATHONER ARCHITECTS

Black Eagle Residential House
Perathoner Architects : The main goal of the project was to merge the building with the surrounding natural alpine landscape. The steepness of the terrain suggested extending the building over four floors with the first two levels partly below grade. The house presents a smaller front on the north side, while the main front faces the south side featuring large windows overlooking the beautiful mountains.

5 TRENDS IN THE PROPERTY RENTAL MARKET

5 TRENDS IN THE PROPERTY RENTAL MARKET

5 Trends in the Property Rental Market
News : As a landlord, it’s important to stay a cut above the rest.  In order to do this, you have to stay on top of the latest trends.  Here are just a few of the biggest trends in the rental market you can learn from to get yourself ahead.
Urban Living is In
Renters today tend to live and work for many years before settling down to own a home. This is due to many financial and cultural factors, including delayed marriage, student debt, and scarce credit availability.  Because of this, renters are looking to blend work and play.  Renters today seek community, and access to nightlife and cultural activities. For many, renting doesn’t mean resigning themselves to the suburbs. To know what areas are hot in your location, research the demographics of hot spots near good restaurants, bars, beaches, shopping centers, and other areas that may attract a particular age group and crowd.
5 Trends in the Property Rental Market
Middle Class Affordability
Due to the slow growth rate of jobs after the recession, many renters are just now reaching, or struggling to maintain, a middle class lifestyle.  Because renters deal with mounting student debt, bills, and other costs, they demand more bang for their buck out of a rental property.  After all, if they are going to rent for many years before buying a home, they might as well enjoy where they live. In addition, as older tenants begin to settle down and have children, they may rent for a few more years and thus seek a middle ground to help kick-start their family life.
More Amenities
If, as a landlord, you seek to stand out among the other landlords in your area, it is in your best interest to update your amenities.  Many tenants are inclined to look for apartments that exhibit features that they are hard-pressed to find anywhere else.  For example, the days of spending a weeknight or an entire Saturday cleaning laundry at a laundromat is becoming a thing of the past.  With the exception of dense cities with much older apartments—such as those in New York City—many landlords may find that installing washers and dryers within the unit is a head-turner at apartment showings.  Even community washers and dryers can’t compare to the convenience of a tenant being able to stay in the comfort of their own home to do their laundry.  Fortunately, if your unit is tight on space, you can now find stackable washers and dryers, which are efficient units that can fit in small spaces such as closets.
Modern Industrial or Rustic Chic
The age of industrial and rustic decorating is in.  This home décor trend arose after skyrocketing rent prices drove renters further from the city center. As a result, large abandoned buildings like factories were converted into cheap living spaces to provide affordable housing. This is a trend you will find in many cities, most notably Brooklyn. This has made the look more popular than ever.  Exposed brick walls, restored wood floors, subway tiled kitchens, and other like materials all fit the trend of a cozy yet modern feel.
5 Trends in the Property Rental Market
Larger Entertainment Spaces
Renters want to make the most of their unit, especially if that unit is small. Even if they don’t own a home, they still want to wine and dine with family and friends. This calls for a larger space.  In order to create a larger space within your property, you should consider knocking out some walls. For instance, a wall that separates the kitchen from the living room obstructs to floor of traffic and space.  Simply take out the wall, and voila! You have an open space. Creating the space allows more flow of traffic and inclusion among guests.
5 Trends in the Property Rental Market
When it comes to rental trends, it is also a good idea to check out your local market.  Not all trends are universal, just as every city’s culture is unique and diverse. As always, when choosing tenants for you modern property, always perform tenant background searches to ensure you’re placing trustworthy individuals in your investment property.

Layvir : A Grand Indian Home In Gujarat

Ramesh Patel & Associates India : Architects based in western Indian State Gujarat, have created a home with a linear built form rising up to three storeys in height with a vast garden in the foreground and a small backyard with a swimming pool in Gujarat, India. The built form seems unified from the exterior but hosts two different families that are significantly different from each other with respect to their space planning.

The entire mass of the built form has been placed on the front side and framed with Red Agra stone to subtly hint at the authority of the client. The mass makes the built form look voluminous but the interior spaces are much smaller than its projection. To add to the grandeur, the architect designed a meandering approach to the entrance of the house.

The walkway towards the entrance helps the residents and guests enjoy the beauty of the house. The power, grandeur and authoritative nature of the client are recalled in the interior spaces through the vertical connection established by a staircase designed to look as a sculpture in the double height area.

WHO SAYS DARK HOUSES ARE NOT BEAUTIFUL ?

WHO SAYS DARK HOUSES ARE NOT BEAUTIFUL ?

Dark scandinavian Interiors

Scandinavian Apartment Decor : Let’s discuss some cark hues. This lovely small Stockholm apartment is completely decorated in warm dark colours. Together with the herringbone floor, the many pieces of artwork and beautiful furniture you get a warm, stylish and charismatic home. It’s beautiful how the colours change by the light that floods through the windows and they very cleverly put a window between the kitchen and bedroom so that the grey kitchen gets some extra light as well. It’s so beautiful and a great example that painting small spaces indark colours definitely works.

Ceramiche Refin S.p.A. : Ceramiche Refin tiles play centre stage in this outstanding project byBrazilian architect Diego Revollo. The 130m² apartment is located in Alto da Lapa with the lawyer client buying off plan. The client realised immediately that the interior space needed to be radically different, he wanted something personal yet perennial. The basic elements needed to be high quality and original and this is where the tiles came into their own.

In this scheme the architect combined the best of Brazilian with enduring European design influences. Panels of American Walnut used with local Cumaru wood (Brazilian gold teak) juxtaposed against a soft textural grey palette; sculptural furniture and artefacts with transparent elements of lighting alongside accessories. The entire design was set against a bold backdrop of a fully clad kitchen zone where the tiles are used 360°. Ceramiche Refin’s Frame Carpet porcelain tiles are used on the floor, walls and ceiling – they are quite simply the star of the show.

These contemporary porcelain tiles are a modern take on a classic, they have a randomised pattern that is geometric and detailed, injecting personality into the space whilst bringing the kitchen area to life. The collection designed by Studio FM Milano won the prestigiousEuropean Design Award for the Frame Collection. Frame Carpet tiles turn the usual tile conventions on its head by reversing tile patterning and shading.

NORMAN FOSTER FOUNDATION PRESENTED THE DRONEPORT PROTOTYPE AT VENICE

NORMAN FOSTER FOUNDATION PRESENTED THE DRONEPORT PROTOTYPE AT VENICE

The Norman Foster Foundation presented the Droneport Prototype at Venice

15th International Architecture Exhibition Venice : La Biennale di Venezia : A full-scale prototype for a droneport, built on site in the Arsenale in Venice, was unveiled at the 15th International Architecture Biennale on Thursday 26 May. The droneport prototype is the first project to be presented by The Norman Foster Foundation. The proposal is to create a network of droneports to deliver medical supplies and other necessities to areas of Africa that are difficult to access due to a lack of roads or other infrastructure and the ambition is that every small town in Africa and in other emerging economies will have its own droneport by 2030.

The Norman Foster Foundation presented the Droneport Prototype at Venice

The pilot project – which will be launched this year – is based in Rwanda, a country whose physical and social geography poses multiple challenges. The initial plan for three buildings, to be completed by 2020, will enable the network to send supplies to 44 per cent of Rwanda. Subsequent phases of the project could see in excess of 40 droneports across Rwanda, and the country’s central location could allow easier expansion to neighbouring countries such as Congo, saving many thousands more lives.

The Norman Foster Foundation presented the Droneport Prototype at Venice

Jonathan Ledgard, Founder of the Pioneering Redline Cargo Drone Network, a concept he developed at the Swiss federal institute of technology in Lausanne (EPFL), approachedNorman Foster with the concept because of his combination of airport design experience and knowledge of flight as a pilot of sailplanes, helicopters and aircraft. Foster then shared the challenge with his colleagues Narinder Sagoo and Roger Ridsdill Smith at Foster + Partners. Working with their teams, the basis of a modular vaulted system evolved. It has fallen to The Norman Foster Foundation to advance it beyond early feasibility stage and has led to the present team to design, engineer and implement the project through to a built reality.

The Norman Foster Foundation presented the Droneport Prototype at Venice

Lord Foster, Chairman and Founder of Foster + Partners and Chairman, The Norman Foster Foundation: “Africa is a continent where the gap between the population and infrastructural growth is increasing exponentially. The dearth of terrestrial infrastructure has a direct impact on the ability to deliver life-giving supplies, indeed where something as basic as blood is not always available for timely treatment. We require immediate bold, radical solutions to address this issue. The Droneport project is about doing ‘more with less’, capitalising on the recent advancements in drone technology – something that is usually associated with war and hostilities – to make an immediate life-saving impact in Africa. Rwanda’s challenging geographical and social landscape makes it an ideal test-bed for the Droneport project. This project can have massive impact through the century and save lives immediately.”

The Norman Foster Foundation presented the Droneport Prototype at Venice

Jonathan Ledgard, Founder, Redline: “It is inevitable on a crowded planet, with limited resources, that we will make more intensive use of our sky using flying robots to move goods faster, cheaper, and more accurately than ever before. But it is not inevitable that these craft or their landing sites will be engineered to be tough and cheap enough to serve poorer communities who can make most use of them. Droneport is an attempt to make that happen, and to improve health and economic outcomes in Africa – and beyond. We are proud to have Norman Foster – an architect with extensive personal experience of flying – as THE DESIGN LEAD on this project.”

The Norman Foster Foundation presented the Droneport Prototype at Venice

Cargo Drones

Cargo drone routes have utility wherever there is a lack of roads. Just as mobile phonesdispensed with landlines, cargo drones can transcend geographical barriers such as mountains, lakes, and unnavigable rivers without the need for large-scale physical infrastructure. Just a third of Africans live within two kilometres of an all-season road, and there are no continental motorways, almost no tunnels, and not enough bridges that can reach people living in far-flung areas of the continent. It would require unprecedented levels of investment in roads and railways to catch up with the exponential growth in Africa’s population, which is set to double to 2.2 billion by 2050. An ‘infrastructural leap’ is essential using drone technology and clean energy systems to surmount the challenges of the future.

The specialist drones can carry blood and life-saving supplies over 100 kilometres at minimal cost, providing an affordable alternative that can complement road-based deliveries. Two parallel networks would operate services, the Redline using smaller drones for medical and emergency supplies; and the commercial Blueline that would transport crucial larger payloads such as spare parts, electronics, and e-commerce, complementing and subsidising the Redline network.

The Norman Foster Foundation presented the Droneport Prototype at Venice

The Droneport

The Droneport offers a new typology for a building, which it is hoped, will grow into a ubiquitous presence, much like petrol stations have become dispersed infrastructure for road traffic. The proposal will have a strong civic presence, based on sharing and multiple uses. It allows for safe landing of quiet drones in a densely packed area, and includes a health clinic, a digital fabrication shop, a post and courier room, and an e-commerce trading hub, allowing it to become part of local community life.

The project is an evolution of Norman Foster’s previous experience in building airports, as well as earlier lunar building studies conducted in association with the European Space Agency. Just as the structures designed for the moon use a minimal inflatable framework and 3-D printed lunar soil, the Droneport is imagined as a ‘kit-of-parts’ where only the basic formwork and brick-press machinery is delivered to site, and the raw materials, such as clay for bricks and boulders for the foundation, are locally sourced, reducing material transport costs and making it more sustainable. The central idea is to ‘do more with less’ and the vaulted brick structure with a minimal ground footprint, can easily be put together by the local communities. Multiple vaults can also link together to form flexible spaces based on demand and needs of the particular place, and the evolution of drone technology. The Droneports will also be manufacturing centres for drones, generating employment opportunities for the local population. By giving the local people the construction knowledge, the project seeks to leave a legacy that will initiate a change that is bigger than the building itself.
