Tribeca Loft Residential Apartment by Andrew Franz Architect
Andrew Franz Architect PLLC : Located in a landmarked warehouse, the historic character and dynamic conditions of the existing project space were striking, featuring heavy timber columns and a unique geometry as a result of a sloped double height ceiling. While celebrating the authentic loft character and history of the building, the goal was to create a light-filled home with a sense of calm and retreat; an oasis within the urban jungle, and incorporate links to the natural environment.

UNIQUE PROPERTIES :
In an 1884 warehouse, the top floor and roof are reconceived as a warm and inviting residence with a fluid connection to the outdoors. The space is transformed by a relocated mezzanine which features an interior court with a retractable glass roof, and connects to the new green roof garden above. Embracing the industrial past of the building, a visual discourse between new and old is devised through insertions of modern materials along with restored or reclaimed materials from the loft.

OPERATION / FLOW / INTERACTION:
This project transforms a 280 m2 former commercial space into a modern and flexible home for living and entertaining. As you enter the loft you are presented with large entertainment areas and direct access to the mezzanine level. This transitional area features an interior court and a guest room suite, and connects to a roof garden with a lounge and dining area. The new floor plan contrasts the open, flexible living areas with private bedrooms and bathrooms in the rear of the loft.

LOCATION:
The project is located in New York City, in the landmarked Tribeca North area.
PRODUCTION / REALIZATION TECHNOLOGY:
The design was guided with a goal of an eco-minded, healthy, and low-maintenance living environment. Reclaimed materials or locally sourced materials are used throughout, including wood floors and the oak for the cabinetry, baseboards and door frames, and reclaimed bluestone pavers on the roof top terrace. The green roof garden features a majority of native plant species that require little water while insulating the environment below. New ultra-efficient mechanical systems are employed.

CHALLENGE:
The main challenge was to add light, views, and outdoor connections within the constraints of a landmarked space. The existing loft was dark and cluttered, partly due to an existing mezzanine located below the ceiling’s lowest point. To open up the floor plan, we located the mezzanine at the south end where the ceiling height is greater. The added height allowed for the creation of an interior court which exposes the sky and brings light and accessible outdoor space into the loft below.

News : As a landlord, it’s important to stay a cut above the rest.  In order to do this, you have to stay on top of the latest trends.  Here are just a few of the biggest trends in the rental market you can learn from to get yourself ahead.
Urban Living is In
Renters today tend to live and work for many years before settling down to own a home. This is due to many financial and cultural factors, including delayed marriage, student debt, and scarce credit availability.  Because of this, renters are looking to blend work and play.  Renters today seek community, and access to nightlife and cultural activities. For many, renting doesn’t mean resigning themselves to the suburbs. To know what areas are hot in your location, research the demographics of hot spots near good restaurants, bars, beaches, shopping centers, and other areas that may attract a particular age group and crowd.

Middle Class Affordability
Due to the slow growth rate of jobs after the recession, many renters are just now reaching, or struggling to maintain, a middle class lifestyle.  Because renters deal with mounting student debt, bills, and other costs, they demand more bang for their buck out of a rental property.  After all, if they are going to rent for many years before buying a home, they might as well enjoy where they live. In addition, as older tenants begin to settle down and have children, they may rent for a few more years and thus seek a middle ground to help kick-start their family life.
More Amenities
If, as a landlord, you seek to stand out among the other landlords in your area, it is in your best interest to update your amenities.  Many tenants are inclined to look for apartments that exhibit features that they are hard-pressed to find anywhere else.  For example, the days of spending a weeknight or an entire Saturday cleaning laundry at a laundromat is becoming a thing of the past.  With the exception of dense cities with much older apartments—such as those in New York City—many landlords may find that installing washers and dryers within the unit is a head-turner at apartment showings.  Even community washers and dryers can’t compare to the convenience of a tenant being able to stay in the comfort of their own home to do their laundry.  Fortunately, if your unit is tight on space, you can now find stackable washers and dryers, which are efficient units that can fit in small spaces such as closets.
Modern Industrial or Rustic Chic
The age of industrial and rustic decorating is in.  This home décor trend arose after skyrocketing rent prices drove renters further from the city center. As a result, large abandoned buildings like factories were converted into cheap living spaces to provide affordable housing. This is a trend you will find in many cities, most notably Brooklyn. This has made the look more popular than ever.  Exposed brick walls, restored wood floors, subway tiled kitchens, and other like materials all fit the trend of a cozy yet modern feel.

For instance, a wall that separates the kitchen from the living room obstructs to floor of traffic and space.  Simply take out the wall, and voila! You have an open space. Creating the space allows more flow of traffic and inclusion among guests.

The expanded Shakespeare Theater will feature an adaptable, flexible auditorium with modular towers and a new public lobby. Consisting of approximately 35,000 sq ft of space, the new theatre is fully enclosed beneath the existing Skyline Stage tent, and will utilize backstage support spaces of the existing theatre. The Yard will be connected to the existing facility by a glazed two-story lobby and reception space with magnificent views of Lake Michigan.

“The adaptive reuse of the project was an important aspect of the design,” says Gordon. “The new structure is artfully tucked beneath the existing signature tent structure and above a parking garage. Every discipline on the team had to be creative in threading the needle of space, structure, and mechanical systems.”

It was also important to incorporate technology that advanced performance-based solutions focused on reducing energy and operational costs. The design of The Yard features an electro-chromatic façade in the lobby that mitigates both glare and heat. This technologically unique solution is highly sustainable as it will reduce heat gain and cooling needs for the project.

“The glass is transformational so it tints when warmed up in the day and goes clear when cooled down in the evening,” says Gordon. “Designed with daylight sensors on the roof, the façade will be primarily tinted throughout the day becoming clearer in the evenings as the sun sets and the performances begin, like the raising of a curtain.”
