BLACK EAGLE RESIDENTIAL HOUSE BY PERATHONER ARCHITECTS

Black Eagle Residential House
Perathoner Architects : The main goal of the project was to merge the building with the surrounding natural alpine landscape. 5 TRENDS IN THE PROPERTY RENTAL MARKET

5 TRENDS IN THE PROPERTY RENTAL MARKET

5 Trends in the Property Rental Market
News : As a landlord, it’s important to stay a cut above the rest.  In order to do this, you have to stay on top of the latest trends.  Here are just a few of the biggest trends in the rental market you can learn from to get yourself ahead.
Urban Living is In
Renters today tend to live and work for many years before settling down to own a home. This is due to many financial and cultural factors, including delayed marriage, student debt, and scarce credit availability.  Because of this, renters are looking to blend work and play.  Renters today seek community, and access to nightlife and cultural activities. For many, renting doesn’t mean resigning themselves to the suburbs. To know what areas are hot in your location, research the demographics of hot spots near good restaurants, bars, beaches, shopping centers, and other areas that may attract a particular age group and crowd.
5 Trends in the Property Rental Market
Middle Class Affordability
Due to the slow growth rate of jobs after the recession, many renters are just now reaching, or struggling to maintain, a middle class lifestyle.  Because renters deal with mounting student debt, bills, and other costs, they demand more bang for their buck out of a rental property.  After all, if they are going to rent for many years before buying a home, they might as well enjoy where they live. In addition, as older tenants begin to settle down and have children, they may rent for a few more years and thus seek a middle ground to help kick-start their family life.
More Amenities
If, as a landlord, you seek to stand out among the other landlords in your area, it is in your best interest to update your amenities.  Many tenants are inclined to look for apartments that exhibit features that they are hard-pressed to find anywhere else.  For example, the days of spending a weeknight or an entire Saturday cleaning laundry at a laundromat is becoming a thing of the past.  With the exception of dense cities with much older apartments—such as those in New York City—many landlords may find that installing washers and dryers within the unit is a head-turner at apartment showings.  Even community washers and dryers can’t compare to the convenience of a tenant being able to stay in the comfort of their own home to do their laundry.  Fortunately, if your unit is tight on space, you can now find stackable washers and dryers, which are efficient units that can fit in small spaces such as closets.
Modern Industrial or Rustic Chic
The age of industrial and rustic decorating is in.  This home décor trend arose after skyrocketing rent prices drove renters further from the city center. As a result, large abandoned buildings like factories were converted into cheap living spaces to provide affordable housing. This is a trend you will find in many cities, most notably Brooklyn. This has made the look more popular than ever.  Exposed brick walls, restored wood floors, subway tiled kitchens, and other like materials all fit the trend of a cozy yet modern feel.
5 Trends in the Property Rental Market
Larger Entertainment Spaces
Renters want to make the most of their unit, especially if that unit is small. Even if they don’t own a home, they still want to wine and dine with family and friends. This calls for a larger space.  In order to create a larger space within your property, you should consider knocking out some walls. For instance, a wall that separates the kitchen from the living room obstructs to floor of traffic and space.  Simply take out the wall, and voila! You have an open space. Creating the space allows more flow of traffic and inclusion among guests.
5 Trends in the Property Rental Market
When it comes to rental trends, it is also a good idea to check out your local market.  Not all trends are universal, just as every city’s culture is unique and diverse. As always, when choosing tenants for you modern property, always perform tenant background searches to ensure you’re placing trustworthy individuals in your investment property.

360° Apartment in São Paulo By Diego Revollo Architects

Ceramiche Refin S.p.A. : Ceramiche Refin tiles play centre stage in this outstanding project byBrazilian architect Diego Revollo. The 130m² apartment is located in Alto da Lapa with the lawyer client buying off plan. The client realised immediately that the interior space needed to be radically different, he wanted something personal yet perennial. The basic elements needed to be high quality and original and this is where the tiles came into their own.

In this scheme the architect combined the best of Brazilian with enduring European design influences. Panels of American Walnut used with local Cumaru wood (Brazilian gold teak) juxtaposed against a soft textural grey palette; sculptural furniture and artefacts with transparent elements of lighting alongside accessories. The entire design was set against a bold backdrop of a fully clad kitchen zone where the tiles are used 360°. Ceramiche Refin’s Frame Carpet porcelain tiles are used on the floor, walls and ceiling – they are quite simply the star of the show.

These contemporary porcelain tiles are a modern take on a classic, they have a randomised pattern that is geometric and detailed, injecting personality into the space whilst bringing the kitchen area to life. The collection designed by Studio FM Milano won the prestigiousEuropean Design Award for the Frame Collection. Frame Carpet tiles turn the usual tile conventions on its head by reversing tile patterning and shading.

HARWYN MULTIPURPOSE SPACE BY HARWYN

HARWYN MULTIPURPOSE SPACE BY HARWYN

Harwyn Multipurpose space by Harwyn

A Design Award : Design by Architect Selwyn Blackstone and Conceptualied by Designer Jason Fremder, the approach to the project required thinking outside the box. It was imperative that at a practical level, the project would be progressive while utilizing existing technologies. PIR panels supply structural integrity, thermal insulation and excellent acoustic properties. Alucobond brings limitless design possibilities with the aid of CNC technology. The clever use of minimal steel in the right places creates a box that suffers no twist or bend. The ability to assemble a Harwyn Pod from scratch in 4 days is an accomplishment that the team is proud of.

Harwyn Multipurpose space by Harwyn

INSPIRATION:

The project was born by the desire to create a space that would bend to the need of the user while being luxurious and opulent, blending with nature. The initial motive came of necessity. With the birth of my first daughter, I required a quite place to continue working without leaving the house. The choice was to rent an office, or create a permanent structure that would be manufactured off site. And there the idea for the Harwyn Pod was born together with the birth of my first daughter.

Harwyn Multipurpose space by Harwyn

UNIQUE PROPERTIES

The Harwyn Pod is a premium permanent structure designed from the ground up with the ability to be easily relocated at any time. It is luxurious but homey with an aim to blendArchitecture with nature.

Harwyn Multipurpose space by Harwyn

INTERACTION:

Consciousness arises in the presence of the object it apprehends, likewise the optimal use for a Harwyn Pod arises in the presence of the Pod user. A drummer sees a Harwyn, they see the ultimate drum room that will provides the creative space to explore their art form. When aSchool Principal sees the Harwyn, it is apparent that the Pod will serve as the ultimate flexible meeting space the school has so desperately needs. The flow and interaction with a Harwyn Pod is always determined by a user.

PROJECT DURATION AND LOCATION:

The seed idea for the project was first conceived in December 2012. Prototype sketched in February 2013. Prototype production commenced June 2013. First installed for client July 2014 in Melbourne Australia.

Harwyn Multipurpose Space by Harwyn is Winner of A Design Award 2016 in Architecture, Building and Structure Design Category, 2015 – 2016.

MCLEOD HOUSE SYDNEY BY IAN MOORE ARCHITECTS

MCLEOD HOUSE SYDNEY BY IAN MOORE ARCHITECTS

McLeod House Sydney By Ian Moore Architects

Ian Moore Architects : This 4 bedroom, 322sqm house is located on a ridge above Sydney’s Middle Harbour, with significant district views as well as a distant view to Chatswood in the west and North Sydney to the southwest.

McLeod House Sydney By Ian Moore Architects

A strong horizontal expression is emphasised by the cantilevered terrace off the new living area, with floor to ceiling glazing to all rooms taking advantage of the significant views and natural daylight. Sawtooth clerestory windows allow northern light and cross ventilation to rooms along the southern face of the house, with a combination of glass and aluminium operable louvres controlling privacy, ventilation and sun shading. The house was conceived as an open viewing platform, with an overlaid veil to modify the internal conditions. Internally the planning is essentially open spaces modified by sliding screens, rather than traditional cellular rooms with doors.

McLeod House Sydney By Ian Moore Architects

The upper level contains twin garages, 3 bedrooms, study, 2 bathrooms, TV room and open plan kitchen, dining and living area, opening to the large terrace. A central corridor runs from the entry to the stair, with a series of fixed and sliding wall panels opening to rooms either side. A new lower level has been added that allows direct access to the swimming pool and garden from a family room and provides guest accommodation and a gymnasium in the former basement.

McLeod House Sydney By Ian Moore Architects

The client is a collector of all things ‘Philippe Starck’ and had already purchased a number of items, including door handles, light fittings, taps, bath and a toilet suite prior to the design of the house. These items had to be integrated into the design as well as several pieces of Starck designed furniture.

McLeod House Sydney By Ian Moore Architects

Materials are long life and low maintenance, aluminium cladding to the new upper level, terrazzo flooring, Corian lining to bathrooms and frameless glass balustrades.

MOUNTAIN HOUSE BY DAVID GUERRA

MOUNTAIN HOUSE BY DAVID GUERRA

Mountain House by David Guerra

David Guerra Architects : It was challenging for Architect David Guerra to find a harmonious solution for the mixture of natural, rustic and contemporary elements and their materials which were necessary to satisfy the different tastes of the occupants (mother and two sons). Another challenge was the reconcilement of the steel structure which was used in the living room, the veranda and the bedrooms with its reclaimed wood coating and with the conventional structural system of the rest of the project. But as we can see today, Mountain House is an example of fine architecture and thoughts.

Mountain House by David Guerra

INSPIRATION

The idea was to create a house linked to nature which works as a big deck of contemplation and sociability using natural material to make an atmosphere of snugness in a contemporary proposal. There was no intention to follow a fad by the choice of the furniture. Rather each article of furniture was selected carefully to reflect the personal history of the occupants with their multiplicity, their references and values.

Mountain House by David Guerra

UNIQUE PROPERTIES

The project was tought as a weekend refugee for a family, on a site located inside a valley with many mountains nearby, composing a beautiful natural space. To attend necessities, the entire project was distributed on the same level, making it perfect for appreciation of the many viewssurrounding the house.

Mountain House by David Guerra

INTERACTION

For this residence, the architect found that the footprint created was a major issue that should be minimized. All itens on the program were tought to preserve the existing natural landscape and to provide astonishing views fo the occupants and visitors. Mountain House Residential by David Guerra is Winner of A Design Award in Architecture, Building and Structure Design Category, 2015 – 2016.
